conceptual commercial & mixed use_

 

this proposed sketch was for a commercial development in ingleburn on a corner block in ingleburn required carefull planning and thought it had to deploy the use of triple car stackers in order to satisfy councils conditions or pay massive contribution fees, as well as this its fsr was reduced with the laneway that faced to the west of the property taking part of it for road widening, the other issue was one of aesthetics and service, having a building that would attract new businesses within the area or existing ones to move.

 

 

this mixed use development comprised of a driver training and education facility, race track, 4wd track, fast food restaurant and quarter mile drag strip & burnout pad, each stage was planned in sections with an overall master plan ensuring that the stated objectives where met with harmony once all completed. the above sketch plan was a proposal for the education facility and car parking.
